Prepare the wood and the room
We use a moisture meter while acclimating the wood to the room before installation. For over-slab and below-grade jobs, we use underlayment and a vapor retarder.
Pittsfield has FEMA Zone A floodplains and wetland areas around local waterways. Before refinishing floors affected by water, we check the home's location and history of water exposure. We also check for winter moisture entry before starting floor work, with local winters bringing freezing conditions, rain, freezing rain and snow.

Good to Know Before You Call
What's the difference between refinishing and a screen-and-recoat?
A full refinish sands back to bare wood and rebuilds the finish, it removes deep scratches, gray, and lets you change color. A screen-and-recoat lightly abrades the existing finish and adds one fresh coat; it's far cheaper and faster but only works while the old finish is intact and the wear hasn't reached the wood.
How much dust does floor sanding make?
Far less than the old reputation if it's done right. We run a dust-containment system that pulls fines off the sander as it cuts, and we seal off the rest of the house. You'll still want to wipe surfaces after, but it's nothing like the whole-house film sanding used to leave.
Oil-based or water-based polyurethane, which should I choose?
Oil-based ambers the wood, adds warmth, and is very durable but cures slowly and smells strong. Waterborne dries clear, keeps the wood's natural tone, has low odor, and cures faster so you're back on the floor sooner. Both are durable now; the choice is mostly color, smell, and how fast you need the room back.
How long before I can walk on and furnish the floors?
With waterborne finish you can usually walk in socks the next day and return light furniture in a couple of days. Oil-based needs longer. Either way the finish keeps hardening for a couple of weeks, so we advise waiting on rugs and heavy furniture until it has fully cured.
Can you change the color of my floors?
Yes, once the floor is sanded to bare wood we can stain it lighter or darker before the finish coats. Some species take stain more evenly than others; we always test the stain on your actual floor in an out-of-the-way spot so you approve the real color, not a sample board.
How much does it cost to refinish hardwood floors?
Most full refinishes run $3–$8 per square foot depending on condition, species, and whether you're changing color. A screen-and-recoat is $1–$3 a square foot. New installation runs higher. A walk-through and square-foot measure give an accurate number, beware quotes given without seeing the floor's condition.
My floors are cupping, can that be sanded flat?
Sometimes, but only after the moisture problem behind the cupping is found and fixed and the boards have re-acclimated. Sanding cupped boards flat while they're still wet means they'll crown once they dry. We meter the wood first; rushing this step ruins floors.
A Few More Questions
Do you fix gaps between boards?
Seasonal gaps that open in winter and close in summer are normal and we generally don't fill those hard, because filler will squeeze out when the boards swell back. Permanent gaps and cracks we fill during sanding so they sit flush and take finish evenly.
